Nightly, 3x Week or Weekly: Choosing a Cleaning Frequency

A practical guide to selecting the right cleaning frequency for your Laveen or West Phoenix facility, by occupancy, facility type and budget.

Why Frequency Matters as Much as Scope

A cleaning scope defines what gets cleaned. Frequency defines how often. Both matter, and they affect each other. A thorough nightly scope in a lightly used facility is overkill that drives up costs. A weekly scope in a high-traffic multi-tenant building with a shared kitchen and four restrooms produces a facility that is visibly declining by Thursday. Getting frequency right is not about finding the cheapest option—it is about matching the cleaning interval to the rate at which the facility generates soil.

Frequency by Facility Type

Facility typeTypical occupancyRecommended frequencyRationale
Medical or dental office20–60 patients per dayNightlyPatient-contact surfaces must be disinfected after every clinical day. Weekly intervals create unacceptable contamination risk in restrooms and exam areas.
Multi-tenant office building (common areas)50+ building occupantsNightlyShared restrooms and lobbies accumulate soil rapidly with high occupancy. The building owner's common-area program should typically run nightly even if individual tenant programs run less frequently.
Single-tenant professional office10–30 people3x/week or nightly3x/week works well for offices with moderate occupancy and no patient traffic. Nightly is appropriate if there is a kitchen with daily cooking or a restroom serving 20+ people.
Small professional office5–10 peopleWeekly or 2x/weekLow occupancy, single restroom, no kitchen or kitchenette cooking. Weekly cleaning maintains the space without over-servicing.
Light industrial (admin areas only)Varies3x/week or nightlyDepends on the break room size and restroom count for the shift workers. A 500-person facility with a large cafeteria needs nightly admin cleaning even if the warehouse is maintained by facility staff.
Warehouse (cleaning scope limited to admin)Small admin team3x/weekIf the admin area has fewer than 10 occupants and one restroom, 3x/week is typically sufficient.

The Cost Relationship Between Frequency and Per-Visit Rate

Counterintuitively, nightly programs usually produce a lower cost per clean than weekly programs of the same scope. Here is why: the setup time, travel time and crew assignment overhead is spread across five visits instead of one. A cleaning company can afford to charge less per visit on a nightly account than on a weekly one because the account is more efficient to staff.

This means the gap between weekly and nightly cleaning cost is smaller than it looks. If a weekly clean costs a certain amount, a nightly program for the same scope will not cost seven times as much. It typically costs three to four times as much, depending on the contractor's pricing model.

Frequency and Laveen's Climate

The West Phoenix and Laveen corridor has seasonal factors that affect how quickly a facility soils between cleans. Summer monsoon season (July–September) brings dust, tracked-in moisture and particulate that accelerates surface contamination compared to the dry months. Facilities near agricultural operations south of Laveen deal with harvest-season dust that is finer and harder to remove than construction dust. Facilities in the Goodyear logistics corridor near active grading sites deal with persistent fine particulate during development phases.

These factors do not necessarily require a frequency increase year-round, but they do support an interim deep clean or an additional floor scrub in Q3 for facilities running a lower base frequency. We will flag this at the walkthrough if we see conditions that warrant it.

Our recommendation process: we do not assign a frequency before the walkthrough. We observe actual conditions—soil accumulation patterns, restroom traffic signs, floor condition, kitchen use—and recommend based on what we see. A recommendation before a walkthrough is a guess.
